Absentee Owner Services
Home Watch Services
The primary purpose of a home watch service is to inspect a house, condo or estate on behalf of its absentee owner; looking for existing problems or any issues that could become problems if not addressed promptly. We visit your property on the frequency you’ve selected (once, twice or four times per month) and perform a very thorough inspection
of the exterior and interior. Ours is one of the most extensive checklists in the industry, covering numerous exterior conditions, interior conditions, kitchen and bathroom fixtures and appliances, mechanical and energy systems, pools, spas and the garage.
At the completion of a watch inspection, the checklist is emailed to you along with an arrival photo and additional photos of conditions deemed problematic or noteworthy. You’re notified immediately by phone if a serious problem is found and/or an immediate repair is required.

| CONDITIONS NOTED ON INSPECTION REPORTS REPRESENT A ‘POINT IN TIME’ THAT AN INSPECTOR WAS PRESENT TO OBSERVE AND RECORD SPECIFIC ATTRIBUTES, CONDITIONS, ENVIRONMENTS, CIRCUMSTANCES OR SITUATIONS RELATIVE TO THE INSPECTED PROPERTY’S STRUCTURES, FIXTURES, SYSTEMS OR OTHER COMPONENTS AS THEY EXISTED AT THE TIME OF THE INSPECTION. THE INSPECTION INCLUDES ONLY THOSE STRUCTURES, FIXTURES, SYSTEMS OR OTHER COMPONENTS EXPRESSLY AND SPECIFICALLY IDENTIFIED IN THE INSPECTION REPORT. MOTU ESTATE & YACHT WATCH SERVICES IS NOT RESPONSIBLE FOR ONGOING, PERPETUAL MONITORING OF THE PROPERTY’S CONDITIONS; DOES NOT EXPRESS AN OPINION AS TO PURPOSE OR USE OF PROPERTY; AND DOES NOT WARRANT OR GUARANTEE AGAINST FUTURE OR SUBSEQUENT FAILURES OR DAMAGES THAT MAY OCCUR TO ANY STRUCTURES, FIXTURES, SYSTEMS OR COMPONENTS OF THE PROPERTY AFTER OR BETWEEN INSPECTIONS. REGARDLESS, MOTU ESTATE & YACHT WATCH SERVICES’ LIABILITY IS LIMITED TO THE COST OF THE INSPECTION. ANY LEGAL CLAIMS MUST BE BROUGHT WITHIN TWO (2) YEARS OF THE INSPECTION DATE. |
